Also finish liquidating an old 401k I have for more cash assets to shop for a 4th rental.Beyond that, continuing to collect rent checks will be nice :) Will need to update my business plan with new cash on cash projections and the 3rd property once the dust settles.

hi arthur,I have before pictures, but the pee stains are very hard to detect. i do not have to replace the carpet and they ran the wet style vacuum on the carpet on numerous occasions. the discolorations though are still there. i charged them to repair a dark spot (left a bag of potatoes for a long time), but not for the pee stains.just wanted to see what everyone else does when tenants move out and the carpet has stains.

I have used hard money several times, then I found a mortgage broker that admitted, I could borrow from anyone, brother, mom, etc, and have the same effect as hard money, a loan was on the property so it was a refinance.With people in retirement making 1-2% on money, find a friend and give them 1 point and 6 % interest,,they will love you for it, just make sure you can refinance out of it so they aren't 'holding the bag"

This shifts incentive for the realtors within LS from providing good service and bagging repeat business to just be agressive in tagging properties.This is in stark contrast to the vendors who are not allowed to tag properties and thus always have an incentive to provide good service and gain repeat business.Remember you have already paid $10k, so you are going to work with the realtors within LS rather than external realtors.- LS uses a catch phrase "Real Estate is Easy, People are difficult" implying that RE is easy, you just need to be able to deal with various temperaments of various people involved in the sealing of a deal.
