I would never do it for any “buyer” putting down less than 25%.

You will also need to vet out contractors in the area to ensure you that they can stay on top of your project and will do what they say.

It doesn't seem this "accelerator program" is offering anything of true value and quite frankly I am surprised someone such as yourself who has 10 years of experience and owns 50 properties would fall for a gimmick.

That's what we do and we basically tell the students that "if we aren't willing to invest, it's not a good deal and you shouldn't do it."

If you’re just starting out or doing small-scale deals, it might not be urgent.
