So relying on 1, 3, 5 mile radius can be misleading because circles can be sloppy.You also have to go on rent comps.  

Lenders broker out 90% of their deals and do not hold loans for more than 3 months in general.So does one want a "middle man" or do you want to go directly to the bank?

I'm not quite sure how to go about finding one but I guess start asking around and see what names come up.  

It makes sense to try to go in a better neighborhood next time.

Here in Colorado, you need to have a real estate license, and in order to get your license you need to go through what basically amounts to an apprenticeship for two years (associate), before you can have your own firm.

Ask if they upcharge maintenance, charge to go to eviction court, post notice, etc. etc.
