1. zoning/usability Issues - healthcare commercial real-estate has a different zoning rules, may use specialized equipment (x-rays, etc)  2. smaller pool of clients  - hospitals, healthcare providers, healthcare organizations 3. build-out costs - dental offices, for instance, require significant tenant improvement - equipment, etc, similar with surgical space  4. clients are risk averse compared to other clients, leases generally longer term Any other thoughts? 

Some older solo practitioners still charge $950 or $1,000 but they are often very slow and non-responsive from my experience. $1200-1500 is probably more average with $2500 being on the high end.

Psychology, like every other science, is based on BOTH the successes and failures of the practitioners prior. 

Medical practitioners do that as a matter of course to reduce possibility of carrying germs into house when returning from the hospital. 

The ASCSP website https://www.ascsp.org/about-th...might give you some insight into what topics and areas practitioners need or should be knowledgeable.  

I am just graduating dental school and focusing on acquiring a practice in the coming year but have interest in rent to retirement moving forward. 

So far It's on Zillow, Craigslist, I have a 3'x 8' FOR SALE banner posted on the property, and I'm sending marketing materials to area commercial contractors, medical commercial contractors, urgent care chains doing business in NJ, and the same for dental. 

I know one person who paid 10K for one of his programs and was disappointed (this person was a dental assistant who really had no clue what she was getting into). 

Unfortunately, unless you have been a real estate practitioner, and a good one, you don't know what you don't know, which makes a conversation like this incredibly difficult to understand from a layman's perspective.
