One tab by property that includes everything related to that particular property, which then feed a consolidated tab that calculates different indicators and also feed different reports and summary pages to have a quick overview of the portfolio.Spreadsheets are still my go to because it remains both the cheapest solution and the most flexible (and secured, no third-party reliance)

So many people are paying to take classes on learning smoke and mirror concepts (many of which I'm seeing people echo in these comments) about how to refinance or consolidate and pay down mortgages to yield positive cash flow, or that you're just not managing these likely Class C multis right from a thousand miles away.

In my mind, the best way to take the next step (assuming you don't have cash to buy a multi outright) is to consolidate and leverage your equity, moving that in to a bigger purchase.

While the decreases are tiny, this is the first time that's happened since Zillow began tracking it according to this week's Real Estate Today podcast by NAR.As rents have increased so much, renters are consolidating and/or moving back home if they can.
