Honestly, it is overwhelming for me since the house wasn't in the best shape when we bought it and my family didn't keep up with repairs/renovating throughout the years.However, we do have around ~150k in equity which can be used for renovation and aftewards renting it out.

The house was in fine shape, not sure they ever fully moved in by the looks of it, needed nothing to be done for a turn but a minor cleaning so we agreed to let them out of the lease, full SD back as long as they signed an agreement there was no mold and they would never pursue any damages or claim any issues etc.
