I've said this on the forums before:  80% of my problems come from the inherited tenants (that comprise less than 10% of current tenants) I have remaining in my buildings.To me, the estoppel agreement is any easy way to avoid many headwinds that are encountered in stabilizing a new acquisition with existing tenants.

I've also heard of putting together a small basket of items like toilet paper, soap, take-out/delivery menus from local restaurants, etc .. things to get you through the first few hours of moving without having to unpack all your stuff.
