I heard stories of compliant foundations alone were in the $150K range, for a 1000 square foot house not insured for much more than that.Many people just walked away.  

Through COVID many state landlord laws changed and using something old off the internet could cause you issues if you need to take a tenant to court and have a lease that is not compliant with your law.

If your lease is not compliant, you’re putting yourself at risk. 

What stood out to me was the brokers remarks:Property will be POS compliant.

If you are very savvy and you understand what is required to amend the permits and be compliant then the process is not so bad.

And what is the best source to get lease agreement forms and other necessary forms compliant with state/county laws and regulations? 

In Euclid for example, they have a rental inspection that happens yearly (as well as a $200 fee paid to the city to register as a rental), and if the POS compliance happens more than 30 days before the rental inspection, they can find new issues to make you fix, even if the property was POS compliant.
