I am starting real estate school soon to get my license but here in Florida I was told I can buy as an investor without. 

NC is a great market for your goals, however it will be challenging to find inventory that has much cash flow; many people who toss money into multifamily here do it to avoid the tax bill + take the 10 year runway of growth.

Do you think it's better to start sooner with a cheaper property to get in, or potentially wait longer to save more? 

Do you have any advice on particular sites to look into to find tenants like this needing placement?

It can take a year or more to complete an ADU.

There are significant advantages to investing here (lower barrier to entry, much better price to rent ratio's, etc. etc.).

Recommend you have a great understanding of the answers to these questions before thinking about a lawsuit.You'll also want to use these questions as discussion points with any new PMC you interview.If you post the address, everyone here will be able to give you more feedback about the quality of the listing and perhaps more insights.
