Is the tenant making enough to support living where they are are living or do they need to move?

I am interested in seeing if their forecasted IPDs including cash flow, ROI, etc is accurate to their projections.

If you had the opportunity to purchase a cash flowing property with no money down in a town of 500 that is 30 minutes from a metropolitan area of 130k in population, would you do it?

I agree, start local and see if you can find anything that cash flows in your area—it's always easier to manage something close by when you're just starting out.

We also have many unique buyer incentives where an investor can get up to a 10% price reduction to come into immediate equity, or get that 10% as a cash back at closing to reduce your down payment and increase your ROI, or buy rates down into the low 4s on 30yr loans to maximize cash flow.

When the LLC had too much cash, I just gave myself a distribution.
