In any case, what would be the point of suggesting you can get a loan to finance a property in Mexico at 4.2% when, in reality, you can't get a loan close to or well into the double digit interest rates, which has always been the case in Mexico.

I don't see any dripping or leaks when I do that.I was thinking more of the case in which there was water pooled due to an overflow that caused mold to take hold.

Unless the rehab boosts your monthly cashflow to some significant degree, I don't see how it makes sense in this case - in other words, why would you pay a bunch of money up front/take on debt to make less money per month?

In that latter case, I think that will change in favour of value add as solar adoption continues to increase across the country.In your case in AZ the value proposition for solar is not as high as local utilities fight net metering.

This is on the cheap end, and in our part of the country, the better flipping ARV is in the $115-200k range (that's certainly the case in the Cincinnati metro).

Not having money to investigate further will not win their case in court.Having said that if there was an item not generally seen from basic examination that the seller was trying to cover up and not disclose that was discovered later after purchase the buyer might have recourse against the seller.Basically do not cut corners on rehab and keep great pictures and records, permits, etc. as proof the work was completed correctly.
