It's a fairly unregulated space (charging grandma $750 to puts around for 3 hours, after moving the old box from the horizontal sensor, which was the only problem with the garage door to begin with), so some combination of carefully reading reviews (you have to actually read them to make sure it's not 200 fake reviews), and maybe not giving them the full contract all at once, is in order. 

But I also understand some people don’t really care about the cash flow as much as the security of not having to worry about a vacancy or whatever.

I think you will need to look at fredericksburg or further away - and most likely a property that needs work.You can find some on the maryland side but be careful with some of the neighborhoods those homes are in.

Also, be careful with your lease terms: we specify all tenants, including minors, and state "No Others" specifically.

We have never collected that and it is not a significant cost.Also be very careful changing criteria mid stream, I would only change it between vacancies. 

The only thing that I really care about is room on the deal.

I also think the market is so slow that if an investor is paying attention they will see a trend forming and can react in before there is material shift in values. 

I think that overall the economy will go nuts, but I still think STRs are saturated, they just got too much attention back in 2019-2021.
