I am learning in the real estate business as well but in the Kentucky/Tennessee Market!

Spring and summer are busy. 

Property management is a "nickle" and "dime" business.  

I also ran my own roofing business one summer of college.

But thelargest facility with 1/2 the business is 4 miles out of town bythemselves.c.There is a town that is Fully Saturated.

Possibly set up a single website and consider driving early business there from VRBO or AirBNB to get some initial views.

So some may say $30k is not worth it but I know others that launched successful syndication businesses from it.

  :)   There's so many Gurus pitching this and that without mentioning the risks to them and to the buyers.So glad to hear re your business model being fair to the buyer.   

He owes them some money for work that they did and they filed a mechanic's lien on his property 3 weeks after he received the bill which was also one business day before he was scheduled to sell/close on the property.

The founder appears to have been involved in businesses outside of real estate: ‘My dream is a locally made grooming products business’ | People | nashvillepost.comSo it does not appear there is a lot of track record there, but those are questions I would ask.
