The seller is actually a brokerage/realtor.

RW or any other experienced commercial real estate brokerage will be a good sounding board for your plan and may have some ideas that have not occured to you yet. 

As a Realtor and brokerage owner I have used them all.

Do I go the CRE brokerage route to learn the markets, players and underwriting or try to add value to an existing syndicator in some way?

The fines are real (we had a Client on the brokerage end that accumulated $20k in fines, all of which were attached to the property and came out of her net proceeds at time of sale), do not ignore themI think the most important item is to hire an attorney to get moving on the eviction
