@Alex Flowers Yes and they played age and health off as reason for desiring to sell.

I don't like what their teeth and claws and pee and poop do to my property doors, door jambs, walls, wood floors, vinyl, carpets, window blinds, flower beds (cat poop and scratching), and back yard (dog poop and digging).

Best to get the dirty tenants out, but for the good ones a small Christmas present or birthday card with movie tickets goes a long way!

Still cheaper than to rent a hall which has restrictions for the special occasions----  I host birthday parties, bridal showers, bachelor parties, reunions, and even Church groups and Cheerleading groups.

Tell her or him to stop trying to be a unique flower & manage that individual's expectations.

The tenant has taken excellent care of the property (his wife has also planted flowers and put extensive time into decorations and making it look great).
