It would have to be a home just barely worth $375,000 or greater, and would hopefully cash flow.Or we could go for two single family homes, less expensive, and put $70,000 down on each.

I was distracted and talking to someone about fix and flips and letting them know that the sale is taxed as ordinary income instead of capital gains and completely messed up what I was trying to point out.I was trying to say that STRs may help to offset some ordinary income with losses if you actively participate, whereas LTR losses only offset passive income unless you are classified as a real estate professional.

You can probably search the bigger pockets website for attornies that work with investors in your area.If the numbers on the deal barely meet your investment target then consider hiring an attorney to work with the estate and see if you may be able to get an additional reduction in price.

If this is the case, don't be afraid to do the bare minimum to get the space up and running, and then add items as needed over time after you have some rental income to play with.However, if you are planning on transitioning these to STR's in the future though, I'd definitely recommend getting as close to fully set up as possible before launching.
