That is absolutely the truth, HA.  

But many people need to learn the hard way, especially when the truth relates to an effort they really have no desire to make.

There may be some truth to that, but people who are consistently plunking down $100K in cash didn't get that money by being financially illiterate.

Basically if I would have bought site unseen and taken their proforma as truth, I would have been ripped off and been underwater with a negative cashflowing property.  

Truth time, I do plan on seeking a wholesale coach and I did a BP search for Tom Krol and some people have crapped all over his claims - nobody has said anything negative about Engelo or Memphis Invest (the other Turnkey operator I have property with) during the times I researched both companies.

The simple truth is that in a democracy the population would vote for a system that better redistributes the wealth in America.

Keep on pushin' and get in contact with the seller and find out the truth.  

Exactly my point is.The Cap Rate says how much will I make if I walked in all cash.at 5% Cap Rate - I'll make 50K on a million dollar property - cash.But the truth is - I dont have a mill diollar sitting cash - and most ppl dont.My payments on the 75% loan are 750K x 0.04 = 30K.Now - what I make is 20K a year. 

When I filled out application I thought it best to be truthful ie is this house rented to students.
