If not, you are not getting anything at the auction.

Question:Now that the auction sale has occurred, is it possible for the holder of the junior deed of trust to sell / assign / grant the junior deed of trust so the redemption rights can be exercised to purchase the property?  

I'd like to begin investing in foreclosure auctions and want to make sure I'm following all the right steps.

Cold calling building owners, mailer campaigns, text campaigns, online community groups, lender referrals, live auctions. 

If I bid and win on one of these auctions and there is no other foreclosure pending, do I get Title to the property and then negotiate with the lender to assume the existing mortgage?

You can get financing, it has to be bought before the auction date. 

Thanks in advance Florida is a super lien state, so depending on when the condo was created the entire lien amount could be owed by the buyer or a portion (I believe lower of 1% of the purchase price the person being foreclosed upon paid or 12 months HOA fees, whichever is lower).Definitely will want to look into that.Chris, that 1% of the loan/12 month cap is only for the foreclosing lender if They get it back at the auction.

Since you are in escrow seems like it's pre-foreclosure not an auction sale?
