Allowed to Advertise.Investor needs to self-certify in their Pre-Qualification form that they are either an "Accredited Investor" or "Sophisticated Investor" or neither.Issuer must verify income of an Investor by reviewing filed tax returns for the past 2 years and written assertions from the Investor that the income is expected to continue.

With fixed-rate financing here, if you choose short enough terms (1-3yr), you could (theoretically) crudely mimic that rate bands of an ARM, but the conditions of the financing would be different.I disagree with your blanket assertion that one would be safer with a U.S.A. style ARM, but it's an irrelevant debate since term-matching-amortization financing is not a reality in Canada.

I think you missed your window.The PM ought to have been more assertive and met the appraiser with a key - you had your shot with that approach - water over the dam.

Granted, the default rate has trended downward, but it has rarely been below 15%.All this strains the credibility of the assertion that subject-to deals, at least in the US at a macro level, have a conversion rate anywhere near 90%.
