Currently work as an RN and thats how I heard MTR as a strategy to REI that caters to travel nurses and health professionals.

If you are looking at it as a second home, also be happy with a breakeven scenario - afterall it will still serve as a future investment.There are calculators as @John Underwood said, on here and elsewhere.

As a former house hacker myself, I'd suggest you try not to get too close (in terms of friendship) with your tenants - the tenant/landlord relationship can make it tricky to become friends.Do you have a price range or down payment amount that you're targeting?

If I may, a lot of the issues we are running into with insurance is that consumers no longer use insurance as a catastrophic fall back but rather, they nickel and dime on small claims that compund into larger issues. 

You're not looking to do that, you're looking to keep it as a rental/hold it due to the rate.Have you gotten the insurance update in Houston?
