In CA GC's are legally allowed to put a lien on your HM for services rendered and not being compensated, no matter if the work was incomplete or incorrect; unless articulated in your notorized contract. 

I would also say, while every investor seeks to work with a good, responsible GC, the fact remains, most GCs are not as efficient, organized, articulate or responsible as they think they are. 

While it is our job as designers to help the client reach their goals, in your situation I believe it would be beneficial to have some clear cut desires that you can articulate.

Lenders (either banks or private money) finance RV parks and with articulation, tiny house camps are similar. 

Once you’re approved you should know your neighbourhoods, know the rental markets, know the taxes, etc and be able to clearly articulate what you want to buy.

Everyone can articulate goals and their desire to succeed.
