Came close on two Mexican restaurants but they fell through for one reason or another.

However, many appraisers (and realtors, and the general population) believe that it does need a closet in order to be considered an actual bedroom - I have no clue why - it is not part of the building code!  

The only reason I recommend focusing on a couple neighborhoods, is because house hacking entails buying in a neighborhood you want to live in.  

(The same reason many people (maybe mostly men?)

It’s very easy as tenants pay like clock work electronically and are very reasonable for scheduling repairs.

It is not uncommon for auctions like this one to get rescheduled multiple times before ever actually making it to the courthouse steps. 

This phantom expense (not an actual $ outflow) reduces and shelters real estate income.

I am open to it- but unfortunately, I am not looking to move until another 2-3 years- my partner and I rent an apartment on IOP and we love the location and the cost is actually incredibly low which is great.

I actually bought a home in Arvada last year, and it’s appreciated 8% in the first year—there’s potential for growth, but the rent-to-price ratio can be tough here.I understand the fear of making a bad purchase, especially as a rookie.
