You had enough risk margin to absorb a loan that may not be optimal, and you have already learned a few lessons. 

Generally speaking, your NOI will depend on many things, like number of units, whether you absorb utilities or tenants pay for them, etc.

They usually have non-recourse debt requirements so that a mortgage on a 1031 property can be absorbed easily. 

For the time being, I am mostly looking to absorb more of the "book", knowledge, or start to build a relationship with relevant investors.

They also confirm that if it is related to structural issues, the costs will be absorbed by the HOA. 11/30/2018 - 12/1/2018  -Repair people come over the course of a weekend while I am out of town.

I agree with @Mary Mitchell - Looks like a lesson learned for a cost you have to absorb.

So you'll have to absorb 8 grand plus the shell-out for the new vehicle.

Since early this year, I have been absorbing books, forums, podcast and whatever other materials I can get my hands and ears on in regards to Real Estate investments. 

At the same time  what is the cost of the repairs and/ or improvement, how long will it take, how long will the unit be empty with no income and can you absorb the vacant units financially. 

I’m not looking for a mentor (unpaid job) but I’d love to just dive into the middle of the process and absorb what’s going on.
