I'm not aware of any city that has won that battle against a park owner who has stood their ground.

Few things that stood out to me in your post:1)  You don't have time to do your own property management (3-4 hours a month type thing) - means that flipping (a >20 hours a week type thing) might be a bit too ambitious right now2)  I like that you have a plan - keep making them.

I ushered people from spot to spot, stapled papers, stood in the hall at their convention and directed people--easy stuff. 

Every flaw stood out even if its going to take only about $8-10,000 to fix everything. 

What a cool thing to have a place like BiggerPockets to find others who once stood in your shoes to help make you feel more comfortable getting started in something new.

Removed debris and overgrowth on property, new siding, windows, exterior doors, total gut of interior including removing walls and re-engineering structure to support roof trusses and ceiling joists, rebuilt staircase to accommodate new kitchen design, replaced entire block foundation wall that was heaving inward, replaced sewer drains in entire home including underground, drain tiled, and rebuilt both bathrooms and prepared current garage to be remodeled to become master bedroom and bath suite.

I'm not aware of any other personal development books that are as old as Think and Grow Rich but have stood the test of time.
