The auto mechanic, who's now getting divorced, wants to rent a place, had ok credit but nothing amazing and in divorce soon to be ex wife did spending spree so credit is tanked, I LOVE that tenant.

I will add we took out a loan to buy the home for 20k along with extra cash to put into our home to make a "home office" out of the attached garage we never used except for storage so we added even more value to our 156k purchase.

Some thoughts - garages or carports, for extra income from tenantsIf you have the ability to add a second driveway, consider trailer / boat / rv storage in an area enclosed by a privacy fence, or even garages to be rented to non-tenants for cars / storage.

My other thought was to do an outdoor barrel sauna, and/or a stock tank pool for the hotter months.
