I realize the true answer is "It depends" because each situation will differ based on the property, the location, the seller's situation, my situation, etc., which is why I ask about a standard/average deal.

This alone, makes me realize how much I don`t trust them, nor I feel that they are doing their best to protect my investment/asset.We never intended to live off of this property`s cash flow, however we were hoping to at least have someone else pay it off for us.

Sherrif sales after the Mers debacle show up bid and you have a redemption period then you have all sorts of other investors running around trying to buy redemption rights and then when they get them they sell them to the successful bidder who did not realize they could even be bought..

I used to get irate when I would see or hear some of the things spewed by wholesalers but over the years my temper has calmed as I’ve come to realize the inaccuracies they spread are in most instances not malicious, they merely have such limited knowledge that they don’t know any better.
