The apartments are about one mile from Augusta’s medical district which could make the apartments attractive to nurses working at the hospitals.  

I like that line from Mother Teresa, “what you spend years creating, others can destroy overnight.

Large lot you can add an ADU, more parking, pool or take the pool out, add mother in law unit, etc.  

I'm also considering doing mid-term rental (travel nurses/business people) in combination with long-term rental to improve cash flow.

One spouse is getting out of nursing school in 6 months and will start making money, or one spouse is expecting a raise shortly, etc etc.

Real state sales is very tough as well. but if you put in the time early its get very good very fast.My wife in her early career was a single mother raising 3 daughters by herself.. now talk about hard.She was in a market of 50 to 75k homes back then.. she had to sell one a week and did do that for years. but very good at it determined and loved helping people find their homes. 

You can try also finding local real estate groups on Facebook or try posting on some of the national ones focused on travelling nurses 

I have been a nurse my entire career, So Real Estate is very new to me, I have been reading books, and listening to podcasts and trying to learn all I can, but have no hands on experience, Im a little lost but I'm hoping with the Bigger Pockets Community and their expertise I will find my footing.

The only areas that we've seen it turn out really well is around hospitals, especially for traveling nurses, doctors, patients, etc and college areas, like around Geneva or Beaver County Community College.
