However, I do feel my strengths of loyalty, compassion and empathy have helped develop a successful (somewhat) portfolio and I have been able to work with the same team for about 15 years. 

Loyalty gets you far in this business with contractors. 

I thought that was pretty cool, that bought my loyalty.

This gives them a sense of security and loyalty as well as shows commitment on your part, however it really changes nothing for you since they must fill out all the paperwork.

Many Realtors don't like working with investors, because they tend to have little loyalty when it comes to their agent(s).

I have no loyalty to any company just like they don't to you.

But there are some beeeeautiful suburbs & Clevelanders really love their city & aren’t all about to pack up & abandon it & move to the sun belt, despite what census data says about the inner city of Cleveland.Go visit in person & actually speak with people & you’ll see that they love the Midwestern charm of Ohio, and they love their cities of Cleveland, Cincinnati & Columbus, and they love their sports teams (yes, even the Browns have a rabid following after 30 yrs of misery - that should tell you something about Clevelanders’ loyalty to their great city right there) and they especially love Buckeye Nation... and they’re not even thinking of mass migration to Arizona despite what the occasional headline in USA Today says :)

I thnk what you miss is that a legitimate broker (iie one with a license) would have loyalty to the principals and full disclosure and honesty paramount to his profit.This is probably why he had to do a dual escrow so the seller wouldn't see he was NOT the buyer and NOT see what price the property was actually being sold for.Have no problem at all with making $25K profit on an actual investment, however, an investment would imply he took title which he didn't. 

If you have loyalty, you could even ask them to refer you out.
