I got my start with the gurus, spent a lot of money to learn all the "secrets" .

As the PM you are stuck between the owner and the tenant and both have conflicting ideas on how money should be spent (or not spent).

So if a note investor bought this for $40k, spent $10k to foreclose and be in it for $50k and end up with a $25k property - they will not be in business long. 

I have spent lots of time in places that had mini splits but don't own any properties that have them.

I felt they spent a lot of time on dumb questions and didn't get to what the 90% can relate to and do.

I spent many years personal flipping homes and then most of my career helping investors buy and sell.

@J Scott, how do you break down your COGS accounts so that you know what you spent money on?

You're asking someone to spend a lot of time and energy to share what they've spent years - maybe decades - learning and developing.

I have 50+ units and have spent countless hours messing w appfolio, tenant cloud, etc etc especially to train assistant when havent had under control myself.all the while,I have been an excel whizz from my acctg days!
