If you hadn't previously had a licensee relationship with the seller, that would be different.

In order to practice property management, the licensee must work under a broker that also has said permit, or be a broker themselves.I'm not sure how it works in Washington, so you'll need to check with your state laws.

You should take some time to look up your laws in NY about how non-licensees can pay agents/brokers.

The Illinois Department of Financial and Professional Regulation maintains a list of Mortgage Banking Licensees (originators, servicers, brokers).

As a licensee you should be nervous!

If the seller contacted you from general marketing, and you're not licensee, you should be able to send your offer(s) directly to the seller and he/she can decide how they wish to proceed.

I have seen a few Howard Hanna ads on craigslist offering to pay for new licensee's schooling but this is a rarity.

There are many real estate sales and broker licensees who are not members of this organization.
