Yes, but be aware of the tenant landlord situation, do you trust her to pay rent on time every month, it might get awkward if someone needs to get evicted for non payment of rent...2&3 - I'm not from Florida and not a lender and don't have the expertise to comfortably answer these accurately.

Just awkward trying to choose the first purchase to get the wheels tuning and not lock up my working capital while still generating a return...

@Carson R Gill I am always partial to holding on to property if you are able to...I recently helped a young couple who had the same question as you did, whether they should sell their condo and house hack?........ 

Then it's awkward, and they'll probably get a cat, maybe the next is a dog, the ball of stress will start rolling...  

This was a slow, non-traditional flip that included installing new subfloors, tile, PEX, cabinets, sinks, faucets, windows, landscaping and wiring/outlets/switches/fixtures, studding new walls, refinishing the original hardwood floors and clawfoot tub I found at a salvage yard, building the master bath vanity from scrap wood, hanging drywall and beadboard, and turning an awkward landing/closet/powder room combo into a full bath. 

It's awkward and would be hard to rent, and after the last tenant took apart the plumbing it's been unrentable anyway. 

We never talk, as to be honest he isn't wrapped too tight, making it awkward to have any type of conversation.

I networked with even more...it started off a bit awkward for me but definitely ended in a high.

It was awkward and maybe unsafe.
