The section 8 tend to have a more (parent,child) relationship with their case workers where they yell, scream, and complain to get what they want but never learn life lessons to start fending for themselves.Physically the tenants might be a certain age but mentality their growth arrested a long time ago.I am not saying all section 8 Is bad.

By patrolling neighborhoods instead of what most cops do (sitting on main streets looking for traffic violations), I'm more of an asset which results in more arrests and high visibility.

Failure to comply is a violation of state law, they can issue a warrant for your arrest, some officer in your state can pick you up, put you on a bus with others wanted, send you back and put you in jail....that's what they can do!

If you own just an 8 unit for example and want to hold forever and buy nothing else then maybe you get friendly with the tenants and have a relationship that keeps them there for a really long time etc.I have seen some landlords offer a reward for instance to the arrest of a criminal.

You can be fined, if caught, for putting them out, but you're only going to get arrested and go to jail if you don't pay the fine.Couple of things some investors do to get around it....1.)

Park your car and walk thru the neighborhood , If you dont get shot , mugged , solicited , arrested , and your car is there when you get back , I would give the properties some consideration .
