The letter also states the total non-rent items currently owed by the tenant, such as accumulated late fees or repair charges.Also very important, the tenant states they have no unresolved issues with their current landlord, except as listed in a space provided, and they have no current plans to cancel their lease under the Service Members Civil Relief Act or for any other reason. 

Basically/Hopefully that is watching rents hit your bank, and occasionally calling a repair service as needed. 

We have considered doing airbnb and switching to nightly rentals, the cashflow would be better but its also a lot more work and expense as we would have to schedule cleaners and do more laundry service.

Always be cautious of what you charge on things like paint, flooring etc.. most judges will use life expectancy and divide out a pro rated amount you could charge the tenant for excessive damage and not normal wear and tear 

Additionally, they offer some AWESOME services such as: SMS MANAGEMENT(they will text your leads and communicate with them for you, then send you the details of their discussion for you to close the deal with the seller), COLD CALLING(If you're not good on the phone, they will cold call your leads and get the info you need, then you just call them and close the deal), and they offer more services as well.

Investors considering his services should be very careful.

In short - if you aren't licensed to do the work -  your services aren't going to satisfy the permitting agency.
