We’d go and live in student housing for two years (I’m a grad school student) which saves us 1100 a month compared to staying and I’d reduce my commute by about 1.5 hours each day. we’d take that 143 and pay off all our debt and have some seed capital for the next project.

You are in for 185,000 can sell for 280,000 and even after fees and recapture or whatnot you still bank 60-70k   Use that money as seed capital to do it again  This probably was a better flip then a long term buy and hold just based solely on the numbers you supplied

My self it took several years of just watching, reading, waiting for my ship to come on meaning a little seed money.I was aware I had the work ethic to make a real good shot of making it work if I did not screw up too bad.The whole concept of a mentor was alien to me, still seems like a way to make money in current market that is fully valued in most markets.If you don’t have skills in construction where you can do the first flip your self then seed money is the key with the ability to manage money and people.Borrowing your way into this game is talked about in here often too.
