I replace toilets with low flow / dual flush models with a high (16.5") height.

Get bids for good enhancement:  Dual or Triple Pane windows. 

To me, it seems like it would make more sense to get a fourplex (higher cash flow potential and spreads the risk in case of vacancy), but so far, the Duplexes seem to be a lot nicer, a bit better fixed up, and have better layouts {ie. dual garages}.

I'm getting mixed responses from other sources as to whether dual agency transactions are okay or not...If they are not okay in California, what you doing to get around it?

One of the most significant advances in my perspective over the last 7 or 8 years has been the increase of QIs and states starting to request and require using dual signatory  segregated accounts.  

The objective that you refer to (improving your conversion ratio from 30-1 to 15-1) may be achievable by augmenting with a dual-strategy that employs more "proof" in the form of testimonials or other techniques to install trust and comfort with the prospect.

I can't think of a better way to retain structural strength and have dual cantilevers.
