@Kerry Baird what about heloc for downpayment on a higher budget (higher reward) project funded by HM?

No "headaches" except for risk of near total loss of principle unless I put more money in...I'll take the risk of a project that I need to complete personally in exchange for a near-perfect risk/reward profile and complete understanding of the investment.

@Kristi Tietz Even if you charged some ridiculous amount of points I can't see how this would be a good risk vs. reward ratio for you. 

It's a ton of work and the reward is a lower acquisition price because there are no commissions to be paid.
