You can still find deals here that has cash flow, meet the 1% rule, and has a ton of appreciation potential at a cheap price point - $120k-$180k.

Cheap buy in, new construction How did you find this deal and how did you negotiate it?

I have also negotiated to bond around future possibilities   These bonds use to be fairly cheap. 

The 3rd one is a heavy rehab though six figure budget and i got really cheap. 

All in, I believe the entire build will be ~$300,000 (I haven't tallied lately) but we've been able to keep it cheap because we're doing a lot of the interior finishes ourselves.

We were happy that we got a really nice single family home for a cheap price, and the wholesaler made a sizable fee.

New construction going for so cheap in this area as opposed to how much new construction goes for New Jersey made me very interested in just purchasing something that is already completely done and hopefully good to go for the next few years.

Personally I would just consider either lease it cheap to nearby farmers, check with another solar developer if the reason is not prohibitive or sell at a loss.  

I would want to see all of that before making a decision.With respect to the deal, $35K per door is a very cheap price these days, so it could be a good price.

Replacing a toilet can be relatively cheap but wasting water via a leaky toilet can add up to thousands of dollars in costs.
