@Greg Brown As Matthew mentions above, talk to your attorney to make sure you make this transition correctly and avoid a battle with these existing tenant.I would write down ALL of YOUR terms for renting this property specifically noting that tenants are required to have working utilities to their leased unit, required to notify you of any needed repairs (the broken window) and are to keep the property clear of clutter (scooter parts) plus anything else that you require.

But as a general rule, although you probably shouldn't do a full remodel (gut the kitchen), it's always best to get some landscaping done, paint, clean the clutter, etc.

My Accountant recommended I look into a Series LLC that would help cut down on paperwork, clutter, and fees, but after reading Biggerpockets it seems rather divided on the topic.My main concern is whether I'd be protected in the same way with a Series LLC that I would be if I placed each property into separate LLC's?
