I'm having difficulty finding coverage for a small piece of land I recently purchased.It is unimproved and has a creek running through the middle and all I need is liability coverage (in case someone -- guests, friends, trespassers, etc.) gets hurt on the property.I've contact 4 different brokerages and they all say their carriers don't like vacant land with a creek.Anyone have a good solution?

Good example, I had a slight pricing and supply chain issue on some needed materials, I could have thrown $ at the problem but instead I made some calls and I bought a partial rail car of the material, lined up my own motor carrier, was able to cut 2 middle-men out of logistical chain, 1 1/2hr drive to rail yard to personally supervise and we got out materials, faster than anyone could deliver, for 30% discounting AFTER all associated costs.

I have a couple LTR/SFHs that I am carrying a Landlord policy on but recently my HOI carrier quoted me ACV instead "due to the age of the home".

If you put the claim in through your company, they will pay you minus the deductible and will attempt to recover everthing from the drivers carrier in a process called Subrogation.

Needless to say - when they wanted to have me pay insurance on a value of $800k for a property I purchased for $375k I was not excited to over-insure it and used another carrier.
