@Pete Mathias I know you messaged me but I wanted to post here as well in case anyone was browsing.

Before I found that duplex I was actually browsing around for a house for myself, I suppose I can live in a duplex for a year thought.

Dallas is another area that I am interested in taking a dive into and I did briefly browse their site and may reach out to see if I could get an intro call going.

Continue to study and browse the market, but that much debt is a danger sign to me. 

I've gotten most of my ducks in a row and I'm currently in the process of finding my first rental property in Baton Rouge.I've been lurking BiggerPockets for a couple of months now, browsing posts and listening to the podcasts.

I first found the BP podcasts while randomly browsing through iTunes. 

There is a lot you can learn from just browsing the new topics on the forums.

I know you learn a lot from your first deal but I like to browse around BP and read more books before I jump head first into rei.
