The credit report came back un-scorable, with no information other than a couple of previous addresses, birthday, and 2002 as the year the report had been started.

If that's the case, study up, ask to shadow, perform the grunt work for your area's top agent, and pass that exam on your birthday. 

You should be marking down their house purchase anniversary and their birthdays and their kids' birthdays and sending notes on those, not on the dumb holidays.
