There is an eviction moratorium in Albuquerque right now, due to COVID, although I haven't heard of widespread issues of tenants not paying rent and refusing to move.

The USGS also has some live stream web cams, like this one in Florence SC, that can be helpful when trying to gauge conditions at times like this when the Carolinas are experiencing widespread flooding. 

Foundation issues are widespread due to faulty drainage and the cold winters.  

Or do you think it could result in a wide spread epidemic to ultimately change the market as a whole?

It's not the most widespread way to sell a house, but there are tax advantages to those who would prefer them and don't need the money, there's contract for deed options for those purchasing low cost homes, there's people like myself who would like to purchase a property, rehab and sell it on seller financing...I think it's more accurate to say that there are newbies who hear about all these creative financing methods and think it's their way in when in most cases they are best reserved for more experienced investors.

"Pet rent" is a little more grey - the Residential Tenancies Act does appear to preclude such additional rent amounts, but the practice is widespread and, thus-far, the authorities appear to tolerate it.We only allow pets in select buildings: either ones where we have inherited pets and have yet to perform any substantial retrofit or where the building was renovated with pets in-mind.

I spoke to neighbors and learned that the fire damage was not widespread, and from looking in the windows, it seems like minimal repair work. 

Their firm is in Wilmington, though they are widespread throughout the greater Philly area.

I am sure it happens, but I don't think it is as wide spread as some people seem to believe.
