Hi Everyone,I am doing some research and planning on buying a rental property next year (I am currently saving for my wedding).

I am one of the very few STR's in a town surrounded by 10+ wedding venues, university, businesses, mass construction, etc.

We already own and operate a wedding venue and 5 STR doors. 

It seems like it doesn't matter too much whether or not we're married, but we'd like to put our money toward investing verses a big wedding I think anyway.

We have a local REIA (REIA Rico) starting this month on the 4th Weds of each month. 

Wife is a realtor, hubby is part owner of an industrial construction company.Ideally wed love to get a fix and flip for our first investment.1- what is something you wished you knew before your first flip?
