Mileage comes into account not just going to the property but also going to the bank or the store.

I'd check out the quality in the store first to make sure it's relatively comfortable.

They are very clean, and you don't have to worry about what was stored in them. 

Sometimes tenants do something that attracts pests (eg food is improperly stored, trash and food are left out, etc.  

We'd get them printed monthly and once a month would go to Newark to pick up truckloads of bundles of new books, which I then delivered to grocery stores, pharmacies, etc as my father pulled up in front of the stores.

The learning curve for plumbing is a nightmare, you'll spend a lot of trips to the store and get frustrated starting over constantly. 

Staying organized is key, so consider using a system to track payments and store important documents.
