My belief that it’s better to have a B player than no one was still present.

It's been a tough market for high or maybe any cashflow with decent A/B properties in some parts of Houston, BUT the long-term equity growth is what makes these type of investments very positive in the long-run!

That is how my portfolio had been stacked for 10+ years - I would buy class A/B assets with little cash flow but hold long term for appreciation.

@Mike Sfera some property managers might do this and maybe give you general guidelines on what to expect for Class A, B and C areas, etc.

If you go into A/B Class the rents are going to be too high to justify doing section 8, meaning market rents are higher than Section 8 is able to pay.If you go down to D Class areas you're going to attract terrible tenants and it will be a nightmare. 

Hey Andrea, for STR you're definitely going to want to look into A/B class areas.

Go add a bathroom to a C/D property vs a A-/B+ property, you'll pay the same amount but get a way better return.

The County is holding what will be their second public meeting on the topic this Monday, from 5:30PM until 7:30PM at AB Tech (and online). 

1) We make sure backside funds are confirmed at title before we initiate frontside wire.2) Our agreement that we get the wholesaler to sign essentially would allow us to secure a loan against the property if for whatever reason there was an issue (as never happened).3) We generally insist that both the A-B and the B-C contract are at the same title company.

A new law just passed in July 1 in California and it's called AB-832.
