and of course the victims instead of just walking away they filed their complaints.. needed that to happen.the last guys I knew that did this to a smaller magnitude was Marquis properties out of Utah and a guy Named Chad Duetcher he got 7 or 8 years.  

Never been to Texas so would have to visit there and Utah seems pretty expensive compared to the other 3.

However, I've come to realize that Utah (the market I'm in) is a non-disclosure state so I can't find data on sales prices.

Of course these guys went to prison  Chad Duecher was his name.. out of Utah.

With the 1031 account, we bought 1 house in Utah for $315,000 (payed $150,000 in mortgage) and are about to close on another in Ohio for $105,000 (all cash from 1031 account).

I am wanting to find a duplex through seller financing options in the Utah or Idaho area.

That being said, it's very difficult to get rents to even cover PITI payments at 80% loan-to-value in Utah these days. 

OK got it.. there was a promoter in Utah that did the same thing on assets in KC.
