My wife (Realtor) and I run our own comps right away so we have an unbiased ARV.

I wouldn't relocate to a cheap market either without visiting many times, doing tons of research and talking to local investors (some unbiased not trying to sell you anything). 

I would add have an unbiased party (maybe another experienced local investor, someone not involved with the sale of the property) do a detail video walk-through and pay them $100 or $120 before submitting an offer.With overextending yourself and leveraging too much, I've decided not to buy anymore and take out more mortgages at 7% rates for now. 

Network with other local investors (someone unbiased not trying to sell you anything) besides your agent friend and get their feedback.

Obviously, based on my relationship with the company, I'm not unbiased, but most people here on BiggerPockets know that I value my reputation above all, and when I agreed to join FTF as an advisor a couple years ago, it was because I was very impressed not only with their business model and underwriting guidelines, but with the CEO (Matt Rodak) and the rest of the management team.I have no requirement to invest my own money on the FTF platform; I do that simply because I like the platform, like the deals that are being funded and find the returns to be nearly as good as the private lending I do, but without all the overhead. 

Have another person review the deal so that you can get an unbiased opinion.
