I would recommend walking with at least 3 contractors at first, make sure to do them separately and see whose numbers align with your thoughts.

There l also learned to do commercial job take offs and estimating. 

In a secondary or tertiary market, I'm assuming a big part of my job would be marketing the property.

If you have worked with a company that handled everything for you- vs making your own deal/team/etc, I'd love to hear your thoughts.

I would make all of the improvements that are going to make your job as a rental manager easier (sounds like you have some long term maintenance items to take care of).

I think novice operators are trying go too heavy on amenities to compete with the big boys/girls/people and they can't do it as well because they don't have the operational experience.Consistency is the key for new operators and that goes for quarterly photo updates, dynamic pricing, and communication.Too many people got into the space in the past three years who thought of STRs as passive income when that is just silly.
