Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Traditional loans are debt—you borrow money, take on a repayment schedule, and owe interest, regardless of how the property performs.

Contractors performing structural, electrical, plumbing, or HVAC work are required to have the appropriate licenses issued by the City of Chicago.

There are many cost segregation specialists to choose from, so it’s important to perform due diligence.

The only think I hear about hers is it is difficult to have work performed on it by a contractor.

However, you can get loans that are based on the performance of the rental and not your personal income and debt.

So now you are throwing good money after bad probably without a guarantee of any actual performance of the company until much later down the line.  

What we have is a good spreadsheet with a list of tasks, and as they perform the tasks, I've been paying him via Zelle.
