Depending on your new job as a 1099/self employed, there are likely other loan options available that can work.

Have you leveraged lines of credit, private lenders, portfolio loans, or other creative financing options?

One option that has worked for us is taking out a loan against your 401K. 

I don't see it as an issue but many still do, at least in my small town where the majority of renters are elderly people looking for low maintenance housing options.

They do offer access to mutual funds, but I do not love this option.
